New-home price declines for 11 months

THE average price of new homes in Shenzhen has declined for 11 consecutive months since October last year, according to sznews.com.

Data from the city’s urban planning, land and resources commission showed that the average transaction price of new homes in Shenzhen was 54,382 yuan (US$8,296) per square meter last month, going down by 0.1 percent compared with July and by 5.8 percent compared with August last year.

A total of 1,984 new apartments were sold last month, a month-on-month decline of 1.9 percent and a year-on-year decrease of 14.2 percent.

Among them, 901 apartments were sold in Longgang District, accounting for 45 percent of the new apartments sold in Shenzhen last month. There were 828 new apartments sold in Bao’an District last month, down by 11 percent compared with July.

The number of new apartments sold in Nanshan last month was 121, a month-on-month decline of 22 percent. There haven’t been any new apartments sold in Yantian for two consecutive months, while the sales volume in Futian and Luohu districts both dipped below 100 apartments last month.

A total of 6,717 pre-owned apartments were sold in Shenzhen last month, an increase of 3.4 percent compared with July and a 15.1-percent decline from last August. Among them, 1,510 apartments were sold in Longgang District, making up 26 percent of the trade volume citywide.

Eleven housing projects obtained presale licenses in Shenzhen last month, offering 7,533 new apartments for presale, more than the overall number of apartments available for presale in the first half of this year.

According to Midland Realty, many homebuyers still have a wait-and-see attitude towards the housing market. (Zhang Yang)
