Thirteen land lots rezoned for housing development

THIRTEEN land lots for commercial and industrial use will be rezoned for housing development and construction of public facilities like schools, the Shenzhen Municipal Planning and Natural Resources Bureau announced recently.

The efforts to optimize land use structure and increase the supply of residential land are apparently aimed at stabilizing land and housing prices.

According to the announcement, the land parcels involved are mostly located in Longgang and Pingshan districts.

The list includes a service lot in Baolong Industrial Park that has been rezoned to two residential lots, a commercial lot in Pingxi and Xinsheng areas that has been shifted to two housing lots and one school with 27 classes, a residential land lot and commercial land lot in Shiyaling area that have been adjusted to one residential lot and one 18-class primary school, and industrial lot in Shatian area that has been modified for housing development.

In Pingshan District, seven lots in Shahu-Biling area for education and industry will be developed for housing and two nine-year complusory education schools with 54 classes and 36 classes, respectively.

An industry insider said that Shenzhen has the smallest land area among the first-tier cities. Beijing’s land area is eight times that of Shenzhen. Guangzhou or Shanghai’s land area is nearly four times Shenzhen’s. However, the city government has been working hard to supply land for housing development.

The supply of new residential land and the areas of completed apartments both hit an all-time high last year. At the beginning of 2021, Shenzhen decided to supply 1,130 hectares of land for construction this year, including 363 hectares for housing development, which accounts for 32.2 percent of the total.  (Xia Yuanjie)
